Cook County homeowners, gather 'round because I know some of y'all opened that property-tax paperwork and immediately started speaking in tongues.
āWHO THE HELL DO THEY THINK LIVE HERE?! OPRAH?!āĀ šš
Well, before you start packing up the house and putting a FOR SALEĀ sign in the front yard, you need to know this:
The Cook County Board of Review officially opened its 2026 property-assessment appeal season on July 27.Ā That means homeowners and other property owners who believe their property has been assessed too high have an opportunity to challenge that assessment.
And here's my favorite part...
š° FILING AN APPEAL IS FREE.
FREE, people.
Not $49.99 plus processing.
Not three easy payments of $19.95.
FREE.Ā š
The Board of Review specifically says there is no fee to file an assessment appeal.
Now, let me explain something because property taxes have enough words in them to make you want to close the browser.
You're not simply calling Cook County and saying:
āTHIS BILL IS TOO DAMN HIGH!ā
Although emotionally, I support that statement. š
You're appealing the assessed value of your property, which is used in determining your property taxes. The Board of Review is separate from the Cook County Assessor and serves as another level where property owners can challenge an assessment.
š§ WHY WOULD YOU APPEAL?
Maybe your property is assessed higher than comparable properties.
Maybe Cook County's information about your property is wrong.
Maybe they're assessing your house like you've got six bedrooms, an indoor pool and BeyoncĆ© living in the basement, and meanwhile you got two bedrooms and a sump pump fighting for its LIFE. š
The Board says appeals can involve issues including lack of uniformity with similar properties, market value, incorrect property characteristics and other relevant circumstances.
š BUT PAY ATTENTION TO YOUR TOWNSHIP
This is important.
Everybody in Cook County does NOT necessarily have the same filing deadline.
The Board opens townships for filing individually, and each township has its own appeal window. If your township hasn't opened yet, the Board says you can pre-register online. Once your township's filing period has closed, however, you generally have to wait until the next assessment year.
So don't hear Lady Red talking about this today and decide:
āI'll fool with that around Thanksgiving.ā
NO.
That's how Thanksgiving comes and you're sitting there eating dressing mad at the government. š
š» YOU CAN DO IT YOURSELF
Individual homeowners can represent themselves before the Board of Review, and appeals can be filed online. The process uses your Property Index Number, or PIN, and allows you to provide information and supporting documents for your case.
You can check your township's filing status and start the process through the official Cook County Board of Review.
And let me say this:
I am NOT promising they're lowering your assessment.
Lady Red does not work down at Cook County with a calculator and a rubber stamp. š
But if you believe your property is over-assessed, you have the right to challenge it, and checking costs you a whole lot less than sitting around complaining about it.
Because Cook County processed a record 290,533 appeals for tax year 2025.
Apparently a whole bunch of your neighbors opened their assessments and said:
āNAH. RUN THAT NUMBER AGAIN.āĀ šš
So homeowners, check your assessment. Check your township deadline. Check your comparable properties.
And if something doesn't look right...
